Building Envelope Inspection

Find where the building lets water in

The building's first line of defence, inspected.

Building Envelope Inspection evaluates walls, roofs and below-grade assemblies for water entry paths and premature failure.

This site focuses on envelope condition inspection: assemblies, joints and moisture risk, documented for owners and managers.

How it works

  1. Describe the symptoms. Call or email with what you see, hear or smell, and when it appears.
  2. On-site investigation. Non-invasive methods narrow the search: acoustic, thermal, moisture, tracer gas or line tracing as needed.
  3. Confirm the source. Every clue is confirmed by a second method before it is reported.
  4. Written report. Findings, evidence, limitations and next steps, formatted for owners, managers and insurers.

Common questions

Do you do the waterproofing or repairs?

No. We investigate, test and document; repairs are performed by envelope, waterproofing or plumbing contractors.

Can you test without opening walls?

Often yes, using spray and dye testing with interior observation. Some concealed details need a small access point.

What if the leak does not show during testing?

The report will say so and describe the conditions to watch for. Weather-dependent defects sometimes need monitored retesting.

Do you work with strata and property managers?

Yes. Reports are formatted for councils, managers, insurers and warranty providers.
